El foco ya no estar\u00e1 puesto en los consumos cotidianos de las personas, sino en estructuras de evasi\u00f3n m\u00e1s complejas y sofisticadas.<\/p>\n\n\n\n<p>En otras palabras: menos lupa sobre la vida diaria de cada uno, y m\u00e1s inteligencia fiscal puesta donde realmente importa.<\/p>\n\n\n\n<p>Estas decisiones impactan directamente en nuestro sector: menos trabas, m\u00e1s privacidad y un entorno un poco m\u00e1s amigable para operar. Por eso arm\u00e9 este resumen claro, concreto y con mirada inmobiliaria para que lo puedas tener en cuenta en tus pr\u00f3ximos movimientos.<\/p>\n\n\n\n<p><strong>#1 Se elimina el r\u00e9gimen informativo sobre consumos personales<\/strong><\/p>\n\n\n\n<p>Esto significa que las compras que hac\u00e9s con tarjetas o billeteras virtuales ya no ser\u00e1n reportadas a ARCA. S\u00ed, le\u00edste bien. Ese control que pod\u00eda incomodar o generar dudas sobre tu capacidad financiera, queda fuera del radar.<\/p>\n\n\n\n<p>Para quienes compran, venden o invierten, esto representa m\u00e1s privacidad y menos posibilidad de que una transacci\u00f3n se frene por un consumo fuera de contexto. Es una vuelta al sentido com\u00fan.<\/p>\n\n\n\n<p><strong>#2 Chau al sistema CITI Escribanos<\/strong><\/p>\n\n\n\n<p>Hasta ahora, los escribanos ten\u00edan que informar operaciones inmobiliarias desde los $10 millones, un monto que con la inflaci\u00f3n de los \u00faltimos a\u00f1os ya se hab\u00eda vuelto irrelevante. A partir de ahora, esa obligaci\u00f3n desaparece.<\/p>\n\n\n\n<p>Esto mejora much\u00edsimo la din\u00e1mica de las compraventas. Menos burocracia, m\u00e1s fluidez y, sobre todo, menos miedo a \u201cfigurar\u201d por cuestiones meramente formales. Una excelente noticia para desarrolladores, compradores, vendedores y, claro, tambi\u00e9n para nosotros como profesionales del sector.<\/p>\n\n\n\n<p><strong>#3 Las expensas ya no se informan m\u00e1s<\/strong><\/p>\n\n\n\n<p>S\u00ed, \u00a1por fin! Las administradoras de consorcios ya no est\u00e1n obligadas a reportar el pago de expensas. Esto era un punto muy sensible, porque muchas veces esos datos se malinterpretaban y terminaban exponiendo a los propietarios.<\/p>\n\n\n\n<p>Ahora, ese tipo de informaci\u00f3n queda dentro del \u00e1mbito privado donde siempre debi\u00f3 estar. Una tranquilidad m\u00e1s para quienes tienen unidades alquiladas, en uso o en inversi\u00f3n.<\/p>\n\n\n\n<p><strong>#4 Se elimina el COTI<\/strong><\/p>\n\n\n\n<p>Publicar una propiedad ya no implica tener que informar a ARCA. Este cambio no solo simplifica los primeros pasos de una operaci\u00f3n, tambi\u00e9n habla de una nueva mirada sobre la actividad inmobiliaria: una menos r\u00edgida, m\u00e1s pr\u00e1ctica, y que no ahuyenta a quien quiere entrar al mercado.<\/p>\n\n\n\n<p>Una barrera menos para empezar a mover el ladrillo.<\/p>\n\n\n\n<p><strong>#5 Fin del monitoreo sobre servicios p\u00fablicos y telefon\u00eda<\/strong><\/p>\n\n\n\n<p>Otra medida que apunta directamente a la privacidad: ARCA dejar\u00e1 de recibir informaci\u00f3n sobre consumos de luz, gas, agua, tel\u00e9fono, etc. Esto, aunque parezca menor, tiene un impacto enorme en la tranquilidad del d\u00eda a d\u00eda. Menos seguimiento, menos justificaciones innecesarias.<\/p>\n\n\n\n<p>Para inquilinos, propietarios, inversores o simplemente personas que se est\u00e1n reacomodando, esto significa poder vivir y operar con menos exposici\u00f3n.<\/p>\n\n\n\n<p><strong>Entonces\u2026 \u00bfqu\u00e9 significa todo esto?<\/strong><\/p>\n\n\n\n<p>Estos cambios no van a revolucionar el mercado de un d\u00eda para el otro, pero s\u00ed marcan una nueva etapa: con menos controles asfixiantes, m\u00e1s privacidad, y m\u00e1s margen para tomar decisiones con claridad.<\/p>\n\n\n\n<p>Ahora es un buen momento para revisar tus proyectos, ajustar estrategias y empezar a planificar con otra cabeza.
